Extensions Bristol

House extensions in Bristol,
designed and built under one roof.

From a single-storey rear extension in Clifton to a wraparound on a Victorian terrace in Southville, MB Design & Build delivers extensions across Bristol with a single fixed price, a dedicated project manager and a 10-year workmanship guarantee.

Why an extension

More space, more light, more value, without moving.

The right extension in Bristol can add 20–35% to a property's value while transforming how a family lives. Most Bristol extensions are about light: knocking through a tight Victorian rear into an open kitchen-diner that finally connects to the garden.

We've been doing this work across BS3, BS6, BS7, BS8, BS9 and the wider South West for years. We know how the back of a Bedminster terrace differs from a Henleaze semi or a Cotham townhouse, plus we price the job for what it actually takes, not a generic per-square-metre rate.

Types of extension

Five extension types we build in Bristol.

Every Bristol home is different. The right extension depends on plot, orientation, planning constraints and how you actually live.

01

Single-storey rear

The classic Bristol extension, typically 3–6m off the back of a terrace or semi, opening up the kitchen onto the garden. Often falls under permitted development.

12–16 weeks
02

Side return

Filling in the alley beside a Victorian terrace. Cheap square metres, big impact on light and flow. Most common in Southville, Bedminster and Easton.

10–14 weeks
03

Wraparound

Side return + rear extension combined. The biggest impact you can make to a Victorian terrace without going up. Almost always needs planning.

16–20 weeks
04

Double-storey

Adds a bedroom and en-suite above an extended kitchen. Effective on detached and semi-detached homes in Henleaze, Westbury Park, Long Ashton.

18–24 weeks
05

Kitchen extension

Single-storey rear, fully fitted out with a bespoke kitchen, bi-folds or sliders, structural steel and rooflights. The full open-plan transformation.

14–18 weeks
06

Conservation extension

For listed and conservation-area properties. Sensitive design, traditional materials, careful detailing, plus the planning know-how to actually get it through.

How it works

Design and build under one contract.

The reason Bristol extensions go over time and over budget is almost always the same: nobody owns the whole thing. Architects design something the builder then redesigns. Builders quote off drawings that don't match what's buildable. Clients are stuck in the middle.

We sit the design team and the build team under one roof, on one contract, with one fixed price. You get a single point of contact for every decision from first sketch to final snag.

  • Architectural drawings included
  • Planning application managed for you
  • Structural engineering & building control
  • Fixed-price contract before site start
  • 10-year workmanship guarantee

FAQ

Bristol extensions, the questions we get asked most.

A single-storey rear extension in Bristol is bespoke and quoted per project fully finished, including kitchen integration, glazing, decoration and VAT. Double-storey extensions is bespoke and quoted per project. Final price depends on size, glazing, structural complexity and finish level. We provide a fixed price after the design stage so there are no mid-project surprises.
Standard single-storey rear extension: 12–16 weeks on site. Side return: 10–14 weeks. Wraparound: 16–20 weeks. Double-storey: 18–24 weeks. Add 8–14 weeks of design and planning before site start.
Many Bristol extensions fall under permitted development (single-storey rear up to 6m for detached, 4m for terraced/semi). Conservation areas, listed buildings, Article 4 directions and larger extensions need full planning consent. We handle the entire planning application as part of the design stage, including drawings, design and access statements where required.
Most clients stay in the property throughout a single-storey extension. We seal off the works, manage dust and noise carefully, and keep the kitchen functional as long as possible. For double-storey or wraparound extensions, some clients prefer to move out for the messier 4–6 weeks; we'll always be honest about which option fits your project.
