Architectural drawings, structural strategy, planning application where needed, and material selections. You sign off the design and the fixed-price quote before any money goes into build. Most design stages run 6–12 weeks.
Single fixed-price contract, directly-employed trades, dedicated project manager on site, weekly progress reports with photos and programme. Site rules: clean, sealed, predictable.
Full snagging walk, professional clean, certificates issued, building control sign-off. Then we check back in at 3, 6 and 12 months. The 10-year workmanship guarantee starts the day you get the keys back.
Design and build under a single agreement, with a single fixed price after design sign-off. No "oh we didn't include that" at week ten.
