A typical Bristol loft conversion adds 15–25 sq m of usable space and 15–25% to the property value. For a family that's outgrown a Victorian terrace but loves the area, it's the cheapest way to stay put.

Most of our Bristol lofts are dormers, they fit Victorian and Edwardian terraces, give proper headroom, and don't need full planning. Hip-to-gable works well for 1930s semis in Henleaze and Westbury Park. Velux-only suits homes where the loft is already big.

Velux loft

The cheapest option, no change to the roofline, just rooflights and an internal fit-out. Good for big existing lofts.

Dormer

The Bristol classic. A box dormer at the rear gives proper headroom and a flat-ceiling bedroom. Usually permitted development.

Hip-to-gable

For semi-detached and end-of-terrace homes with hipped roofs. Squares off the side, opens up the whole loft. Common in BS9.

Mansard

The biggest gain, the entire roofline is rebuilt to give a near-full storey upstairs. Required in some conservation areas.

Loft conversions are quoted per project, Velux, dormer, hip-to-gable and mansard each have very different scopes. After a free site visit you receive a written ballpark, then a single fixed price after the design stage. Everything from fire-compliant staircase to decoration is included.
Velux 6–8 weeks. Dormer 8–12 weeks. Hip-to-gable 10–14 weeks. Mansard 14–18 weeks. Add 6–10 weeks of design and planning before site start.
Most rear dormers fall under permitted development. Hip-to-gable, mansard, side dormers and any conversion in a conservation area need full planning. We handle the application as part of the design stage.
2.2m clear in the centre of the loft is the minimum. We measure on the first visit and tell you honestly whether it's workable. If headroom is tight, a dormer or mansard often solves it.
Usually directly above the existing stairs to keep first-floor sleeping space. We design the staircase position as part of the architectural drawings and tell you which bedroom (if any) loses space.
Yes. Most of the work happens above the existing ceilings. There's a noisy week when we cut into the structure and a messy day when we install the staircase, but otherwise life carries on.
