Most self-builds in the South West go wrong for the same reason: too many separately-contracted parties. The architect, the engineer, the groundworker, the timber-frame supplier, the M&E contractor, each holding part of the risk and none of them holding all of it.

MB acts as principal contractor under JCT or NEC contracts, taking design responsibility from RIBA Stage 4 onwards through to building control sign-off, CIL discharge and warranty issue. You get one team, one programme, one final price.

Stages

A new build, end to end.

01

Plot & planning

Plot appraisal, planning application, design and access statement. We work with our architect partners or yours.

3–9 months
02

Technical design

RIBA Stages 4 and 5, structural calcs, MEP coordination, building control submission, technical specifications.

2–4 months
03

Ground works

Site clearance, foundations, drainage, slab, services to plot. The dirty, critical phase. 6–10 weeks.

04

Structure & envelope

Frame up, roof on, windows in, watertight. Whether masonry, timber frame or SIPs. 10–16 weeks.

05

Fit-out

First fix, plastering, second fix, kitchen, bathrooms, decoration. 16–24 weeks.

06

Handover & warranty

Building control sign-off, energy assessment, snag, professional clean, warranty issue, defects period.

Every new build is bespoke and quoted per project after a free site visit. The fixed price comes once the design and specification are signed off.
9–14 months on site for a typical 4-bed home, plus 6–12 months pre-construction for design, planning and technical drawings.
Yes. We act as principal contractor under JCT or NEC contracts, with full CDM duty holder responsibilities. Single point of accountability from contract to defects period end.
Yes. We're happy to take over from RIBA Stage 4 with your appointed architect's drawings, or work as a fully integrated design-and-build team using our network.
We provide 10-year structural warranty (LABC, Premier Guarantee or equivalent) for mortgage acceptability, plus a 12-month defects period and our own 10-year workmanship guarantee.
